EPCs provide a rating from A – G similar to the ratings you find on domestic appliances, "A" being the most efficient.
The certificate provides two separate ratings to indicate the overall efficiency of the property and the impact the property has on the environment. It also provides an estimated cost per annum for gas and electricity.
The report will also suggest improvements to make a dwelling more energy efficient.
The rating is calculated by assessing the property's . . .
- Construction
- Heating and hot water systems
- Glazing
- Lighting
- Evidence of insulation (loft and/or walls)
Inspections take under 1 hour on average and cause the minimum of inconvenience. Access to the loft and boiler is an essential part of the inspection.
A rental EPC is valid for 10 years.
